Which Lots are Available for Purchase?

Buying the right parcel of land for your family is one of the most important choices that can be made. Luckily, Cayetano has made it as easy as possible for you to choose your lot, ensuring that you are in the most ideal location for you.

On the Cayetano website’s navigation bar, www.CayetanoDevelopment.com, when you click on “Find your Lot” you will see a drop down menu with all the different markets where Cayetano currently has subdivisions with lots for sale. Simply choose your market, and you will be taken to the list of currently available subdivisions, from there you can click the name of the subdivision you are interested in.

Once you get to the page of your desired subdivision, a map will show up with orange and blue parcels of land. These are updated in real time, meaning you will always have the most up-to-date information on what lots are available. If the lot is orange, it is available for purchase. If the lot is blue, someone has already purchased it. Say hello to your new neighbors!

What is an Additional Principal Payment and How Can it Help Me?

Before you read, here are a few terms that might be helpful to your understanding:

* Principal (the amount you borrowed)

* Interest (the cost of borrowing)

Cayetano provides customers with an open contract mortgage. But what does this mean? An open contract mortgage means that you are allowed to make extra payments that go towards your loan WITHOUT penalty. In a traditional mortgage, extra payments can hurt you and your credit score in the long run.

An additional principal payment is any extra money that you choose to apply directly to the balance of your loan. This payment does not go towards interest or any future payments; it goes straight to reducing your principal amount. That means the actual amount of money you borrowed goes down quicker and a reduction of the total dollar amount in interest that you will end up paying.

Overall, if you are looking to pay off your loan sooner than the original time frame, making additional principal payments will be beneficial to you.

How does my mortgage payment work?

Congratulations on your new land! Understanding how your mortgage payments work can make the experience a lot less intimidating. There is a few key terms that you need to know in order for everything else to make sense:

1. Principal – this is the amount of money that you actually borrowed. Every month, a portion of your payment goes towards this balance.

2. Interest – this is the cost of borrowing the money. It’s a calculated as a percentage of your remaining loan balance. It’s important to note that early in your loan, a larger portion of your payment goes towards interest. This is because your principal amount is larger.

3. Taxes – Depending on which subdivision you currently live in, Cayetano might collect property taxes as part of your monthly payment. These funds are held in an escrow account, meaning they are not used for anything other than paying off your property taxes when due on January 31st every year.

Once consistent payments have been made, the overall balance of the loan decreases, which makes the interest shrink. That means more of your payment will go toward the principal amount. Since Cayetano offers on an open contract, you are able to make extra payments towards your loan in order to pay it off sooner. Paying off your mortgage sooner means that ultimately you would pay less interest.

Job Description

Our marketing department is seeking a Community Engagement Specialist to join the Cayetano Development team to support and grow our presence in the Dallas-Fort Worth Area. Reporting directly to our VP of Marketing, you will lead community engagement initiatives, represent the company at local events, and build strong relationships with partners and residents. The position is based out of our Dallas Sales Center in Kaufman, Texas, with approximately 60% of your time invested in the Dallas metropolitan area and 40% in the Fort Worth metropolitan area.

Experience, Education, Skill Requirements

·       Some college coursework in marketing, advertising, communications, business or related field, or equivalent practical experience

·       Fully bilingual (English/Spanish) - spoken and written

·       1-3 years of previous experience in similar role (real estate experience, a plus)

·       Proficiency in Microsoft 365 (Word, Excel, PowerPoint, Outlook)

·       Familiarity with:

o   Social Media Platforms (Facebook, Instagram, TikTok, WhatsApp)

What is an Open Contract?

An open contract—sometimes referred to as an open mortgage—is a loan agreement that provides the borrower with full flexibility to pay off the entire balance or make additional principal payments at any time, without incurring prepayment penalties. This structure enables borrowers to reduce interest costs and pay off their loan early without extra fees.

By contrast, a typical bank-financed mortgage, known as a closed mortgage, locks the borrower into a defined term and payment schedule. Early repayment is generally not permitted, and any prepayment can trigger substantial penalties.

Understanding the term “100 Year Floodplain”

It’s important to understand the full meaning of the term “100 Year Floodplain”, as it can sound like this big, scary thing with a simple misunderstanding.

100 year floodplain is an area that has a 1% chance of flooding each year. That does NOT mean a flood can only happen once every 100 years.

Think of it like this:

  • Every year, there is a 1 in 100 chance of a flood reaching that area.

  • If a home is built or placed in a 100-year flood plain and the buyer uses bank financing, flood insurance is generally required.

  • Being in a flood plain does NOT mean the land is unsafe. It means the county and FEMA want buyers to be aware of the risk and plan accordingly.

 

Knowledge is power, so knowing that you are purchasing in a 100-year floodplain allows you to really understand where you are purchasing land. That way, you don’t get yourself into a sticky situation!

What is Escrow?

Escrow is an account that is set up by your mortgage lender to pay certain property related expenses. In the case of Cayetano, escrow is used to pay for your property taxes once a year.

Instead of paying one large lump sum once a year, Cayetano collects a small amount each month and sets it aside in a dedicated account for you. When your annual property taxes are due, Cayetano uses the funds you’ve contributed throughout the year to pay the County on your behalf. If you end up paying in more than the final tax amount, the excess will be returned to you. If the amount set aside falls slightly short, you’ll only need to cover the remaining balance—usually a relatively small portion of the total bill, which can run more than $3,000.

It is typically advised that escrow accounts are used to pay these taxes, because paying the small amount once a month when your loan payment is due, is far easier and more sustainable than having to pay the lump sum.

Valencia Estate's link to Kaufman, Texas' History

The old Loe residence (pictured above) after being moved and restored. It now serves as the Sales Center for Valencia Estates.

 Cayetano’s newest development comes with a history of its own spanning over 100 years. In Valencia Estate’s previous life, the land was a ranch owned in the 1930’s by Mr. Joe Loe. He was a pioneer in the area, having raised the first Herefords and a lot of sheep in this part of the country. Mr. Loe also grew corn and cotton, but once the crop priced plummeted in 1952, he transitioned to only cattle.

 

After Mr. Loe’s death, his daughter, Paulene Raphel took over the family ranch. Described as a “cowwoman” who also was a schoolteacher in Kaufman for many years, it seems as though Paulene was one of the great heroines straight out of a Spaghetti Western. After her death, the house remained vacant for over 20 years. On the edge of East Texas, this land shows itself in green grass and low humidity.

 

The old Loe house has since been relocated, restored, and will be used at the Valencia Estate’s Sales Center for years to come. Cayetano is proud to share the history of the land, as we truly believe it is also a part of Texan history. Kaufman remains uncrowded and peaceful, while still being close to downtown Dallas.
