What to expect after Closing
Congrats! You are a landowner!
Closing day is behind you, and the homesite is yours. Here is what Cayetano provides, what is yours to handle as a new landowner, and where to find the details on each.
What Cayetano provides:
1. Your recorded documents. After closing, your documents are recorded with the county. You receive your recorded Warranty Deed, Deed of Trust, and closing documents.
2. Your Lot Survey. It shows your property pins, your lot dimensions, and the setbacks and easements specific to your homesite.
3. Water and electric to your homesite. Both are brought to the site, and the water meter is included.
4. Septic or sewer. Depending on your community, your homesite has either a septic system or a sewer connection.
5. Loan servicing. The Servicing Center handles payments, escrow, and questions about your account.
Now, what should you do?
1. Pick up your recorded closing documents. Once your documents are recorded, you will get a call letting you know they are ready for pickup at the Sales Center. Everything else starts here. Utility providers and permit offices will ask for these, so keep them somewhere safe and easy to reach. Mailbox keys are picked up at the Sales Center or the post office, depending on your community.
2. Know your setbacks and easements. They vary from lot to lot, and your Lot Survey shows exactly where yours are. Be sure to review the survey before you place or build anything. For more information on Setbacks and Easements, check out: What Are Setbacks and Easements?
3. Open your Electric and Water accounts. Contact your electric and water providers early, since some schedule a site visit before service can start. Each provider will have their own steps for connection and installation.
4. Prepare your lot. Homesites may be left natural, with some overgrowth. Clearing is the landowner's job, and many builders and manufactured home dealers can include it in their package. Some communities also require a driveway culvert before an entrance can go in. Your community's Post-Closing Checklist will tell you if yours does.
5. Get your permits. Permit requirements, costs, and inspections are set by your city or county, and they differ for manufactured and site-built homes. Contact them before any work begins.
RGV Owners: Before requesting a permit from the Planning Department, please contact the Servicing Center to submit home approval letter.
6. Bring in or build your home. Moving a manufactured home or building onsite is your choice. Make sure to review your Lot Survey and the Community Deed Restrictions.
7. Connect your Septic or Sewer. We provide either Septic or Sewer to the site depending on the community. For septic, we recommend a licensed plumber to tie your home in. 8. Set up trash service. Providers vary by community. Be sure to check your Owner’s Guide or Post-Closing Checklist for the specifics.
9. Make your payments. You can pay by bank draft (ACH), online, by phone through the Servicing Center, at Walmart or HEB, by mail, or by drop box in the Rio Grande Valley. Options vary by market, and your Owner's Guide has the details for your subdivision. 10. Homestead Tax Exemption. If your homesite is your primary residence, you may be eligible for a homestead exemption through your county appraisal district. This can be a big savings! Learn more: Homestead Tax Exemptions by County
